When you tour a house for sale, it\u2019s often staged, complete with appliances, window dressings, furniture and decor.<\/p>\n\n\n\n

These items can certainly make a place look appealing, but the reality is that most of them won\u2019t come with the house if you decide to buy.<\/p>\n\n\n\n

So, what exactly do you get when you purchase a house from its previous owners? Do you know which items stay and which ones go? Here\u2019s what you should know:<\/p>\n\n\n\n

Only \u201cattached\u201d fixtures tend to come with the house.<\/span><\/strong> This means ceiling fans, security systems, built-in appliances, window screens, storm doors, blinds and similar items should remain part of the home. Removable items \u2014 like curtains or furniture, for example \u2014 aren\u2019t attached and probably wouldn\u2019t be included.<\/p>\n\n\n\n

Outdoor items that are fixed to the property are<\/span> <\/strong>included.<\/strong> <\/span>The mailbox, a built-in fire pit, plants, shrubbery and an in-ground pool would all be examples of items that stay. Portable things, though \u2014 like a hot tub or unattached grill \u2014 typically would not come with the house.<\/p>\n\n\n\n

Almost everything is up for neg<\/span><\/strong>otiation.<\/strong> <\/span>If there\u2019s a certain item you saw and loved in the home, we can discuss it to negotiate with the seller and their agent. Depending on how in-demand the property is (and how special the item is), the seller may ask for more money \u2014 but, in some cases, they may be willing to throw it in for free.<\/p>\n\n\n\n

Sometimes, sellers will specifically call out items they don\u2019t want included in the sale \u2014 even some attached items. We’ll talk about negotiating and comparing these elements of an offer as we go.<\/p>\n\n\n\n
