{"id":813,"date":"2012-11-30T22:19:12","date_gmt":"2012-12-01T02:19:12","guid":{"rendered":"https:\/\/www.beingbobblog.com\/?p=813"},"modified":"2012-12-31T13:24:38","modified_gmt":"2012-12-31T17:24:38","slug":"days-on-market-or-showings","status":"publish","type":"post","link":"https:\/\/beingbobblog.com\/happy-holidays\/days-on-market-or-showings\/","title":{"rendered":"Days on Market or Showings?"},"content":{"rendered":"<p style=\"text-align: justify;\"><strong>What&#8217;s a better indicator for a quick sale?<\/strong><\/p>\n<p style=\"text-align: justify;\"><strong>When I was an agent, I remember sellers always asking me:<em> \u00e2\u20ac\u0153What\u2019s a better indicator of when our house will receive an offer: average days on the market in our neighborhood, or the number of showings?\u00e2\u20ac\u009d<\/em><\/strong><\/p>\n<p style=\"text-align: justify;\"><strong><a href=\"https:\/\/i0.wp.com\/www.beingbobblog.com\/wp-content\/uploads\/2010\/05\/37816123.jpg?ssl=1\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-814\" title=\"37816123\" src=\"https:\/\/i0.wp.com\/www.beingbobblog.com\/wp-content\/uploads\/2010\/05\/37816123-300x199.jpg?resize=361%2C240&#038;ssl=1\" alt=\"\" width=\"361\" height=\"240\" srcset=\"https:\/\/i0.wp.com\/beingbobblog.com\/wp-content\/uploads\/2010\/05\/37816123.jpg?resize=300%2C199&amp;ssl=1 300w, https:\/\/i0.wp.com\/beingbobblog.com\/wp-content\/uploads\/2010\/05\/37816123.jpg?w=800&amp;ssl=1 800w\" sizes=\"auto, (max-width: 361px) 100vw, 361px\" \/><\/a>Based upon my training this is how I often answered:<\/strong><\/p>\n<p style=\"text-align: justify;\"><strong>Average days on market in a neighborhood doesn\u2019t mean much, it depends on how the houses are priced. Let\u2019s say the neighborhood has very similar homes\u00e2\u20ac\u201csame approximate age, size, lot size, condition, etc. And let\u2019s say that the market price for these homes is $300,000. <\/strong><\/p>\n<p style=\"text-align: justify;\"><strong>If all the homes are priced around $375,000 and have an average days on market is 200, then the houses are overpriced. But if yours is on the market at $300,000, it probably would sell reasonably quickly.<\/strong><\/p>\n<p style=\"text-align: justify;\"><strong>Here&#8217;s another example:\u00c2\u00a0 Three houses are on the market. One was priced at $300,000 which sold in 20 days. One was priced at $325,000, and it sold in 100 days. One was priced at $350,000 and has been on the market for 180 days. You could look at the averages: Average sales price of $325,000, average days on market 100 days,\u00c2\u00a0 but that really doesn\u2019t tell you much of anything. What you need to know is that houses sold quickly at $300,000. They take quite a while at $325,000.And they may never sell at $350,000.<\/strong><\/p>\n<p style=\"text-align: justify;\"><strong>So, days on market really is just a function of price and marketing.<\/strong><\/p>\n<p style=\"text-align: justify;\"><strong>For my money, the number of showings was a lot more relevant. You can assume that most of the people viewing a property are looking for homes that meet the general description of that home (number of beds and baths, etc.) in that general price range. To use the example above, the people who are going to be looking at those homes probably want to spend between $300,000 and $325,000 on that type of house.\u00c2\u00a0 So, a lot of showings mean that your home is attractively priced for what it is and where it is. Few showings mean that your home is overpriced.<\/strong><\/p>\n<p style=\"text-align: justify;\"><strong><a href=\"https:\/\/i0.wp.com\/www.beingbobblog.com\/wp-content\/uploads\/2010\/05\/242740791.jpg?ssl=1\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-816\" title=\"24274079\" src=\"https:\/\/i0.wp.com\/www.beingbobblog.com\/wp-content\/uploads\/2010\/05\/242740791-198x300.jpg?resize=198%2C300&#038;ssl=1\" alt=\"\" width=\"198\" height=\"300\" srcset=\"https:\/\/i0.wp.com\/beingbobblog.com\/wp-content\/uploads\/2010\/05\/242740791.jpg?resize=198%2C300&amp;ssl=1 198w, https:\/\/i0.wp.com\/beingbobblog.com\/wp-content\/uploads\/2010\/05\/242740791.jpg?w=529&amp;ssl=1 529w\" sizes=\"auto, (max-width: 198px) 100vw, 198px\" \/><\/a>So, if there\u2019s nothing wrong with a home (some terrible odor, or backing up next to a freeway that isn\u2019t apparent in the listing), the more showings you have,\u00c2\u00a0 the more likely it will sell sooner. It\u2019s all a numbers game. I know many agents who have various rules of thumb, such as: An offer should come in for every 10 or 15 showings. Obviously, the number varies. But you get the idea.
